Emlyn Gardens Consultancy Project
  • KS Consultancy worked with the consultant team to overcame objections relating to impact on outlook, sunlight and daylight and parking and refuse arrangements to secure a unanimous resolution to grant full planning permission.
  • The development brings forward 14 affordable rented apartments and a replacement community centre at Emlyn Gardens W12. 8 of the dwellings will be specialist housing for people with learning difficulties, to be managed by Yarrow Housing. The remainder will be managed by the Shepherds Bush Housing Group.
  • The flats proposed will allow people with learning disabilities to live independently. They will have support by a team of qualified support staff on duty for 24 hours a day. The service will have a dedicated manager and deputy manager who will be on site 38 hours a week.
  • There is a shortage of this form of housing in the borough. Because of this, many young people with learning difficulties are forced to move out of the borough, having to leave their friends and families.
  • Three of the Yarrow dwellings are for wheelchair users. Many of the people Yarrow support are getting older and live in properties that no longer meet their needs. Having wheelchair accessible flats for these residents is a significant benefit of this application.
  • In addition to the affordable housing, the proposals will create a brand new community centre for the use of existing residents of the estate. This will replace the previous community centre which has been condemned and is not in use. The development will also provide a new replacement playground.
  • The high-quality design of the development will enhance Warple Way and provide an attractive outlook for residents. The increase in passive surveillance will improve security and help to reduce antisocial behaviour.
